24/24 concept project

Pewna Rata: mortgage and loan broker · Warsaw

Clients see straight away how much their payment could rise if rates go up, and book a free call themselves, without phoning.

Concept project - how I would build a website for a business in this field: mortgage and loan broker. The business and its details are fictional.

01The challenge

Mortgage adviser websites usually promise “the best loan” and end with a form that says “leave your number, we will call you back”. Visitors learn about as much as a bank advert tells them, while the thing they worry about most goes unanswered: how much they will pay if rates go up again. This is how I would build a site for a mortgage adviser in Mokotów, Warsaw: it first shows the payment today and how it could change, then invites people to a free call at a time they pick. In Polish and English, because foreigners buy flats in Warsaw too.

02What I did

  1. The payment as a range

The first screen is a full-width chart. A thick line is the payment today, and a range opens above and below it: what happens if rates rise by 2.5 percentage points, and what happens if they fall by 1. Those 2.5 points are the same safety margin a bank adds when it checks what you can afford, and the chart says plainly “a scenario, not a forecast”. The ends of the range carry amounts with a year, for example “from 2031, up to PLN 3,641”. The amount, term and down payment are set in a bar under the chart, and the range moves smoothly to the new numbers.

  2. A 5-year fixed rate narrows the range

One switch sets the rate as fixed for 5 years. The payment then stays a single line for five years, and the range only opens from year six. Clients see on their own numbers what a fixed rate gives them, and come to the call with a concrete question: how do I narrow this range in my case.

  3. What a loan really costs

Three sample offers from fictional banks A, B and C each get a bar of total cost made up of interest, fees and insurance. The bank with the lowest margin comes out the most expensive, because it charges a fee and requires its own life insurance for the whole term. A switch shows the cost for the first 5 years or for the whole loan. Next to it is a short note on whether the policy has to come from the bank, and a bar showing how much of the household income the payment takes today and after a rate rise. Clients see in numbers why an adviser is worth talking to, before they ever call.

  4. Documents and the road to the keys

Clients get their document list in two clicks: what their income is (employment, own business, civil-law contracts, pension, income from abroad) and what the loan is for. The list has boxes to tick, the page remembers it, and it can be printed. Below is the road from the first call to the keys on a timeline in weeks: how long each step takes, how much longer it can run, and what the adviser does at that point and what the client does.

  5. A call booked without phoning

The booking calendar shows free times for the next two weeks: 45 minutes at the office, by phone or by video. The topic of the call picks the right adviser, and the figures from the calculator are attached automatically, so the adviser knows what the client is coming with. The booking can be cancelled with a link from the confirmation. In the dashboard the advisers see their booked calls, with client details partly hidden.

  6. Figures by the rules, no big promises

A representative example sits right by the calculator, with the full version in the footer: amount, term, interest rate, APRC (RRSO in Polish) and total amount payable, with the date of the calculation, as Polish mortgage credit law requires. The site says plainly that the business is an intermediary working with more than ten banks and that the bank pays its commission, so it never calls itself an “independent adviser” or promises “the best offer”. There is a place ready for the entry number in the KNF register, which a real site fills in with the number and a link.

  7. In English for buyers from abroad

The English version is written separately, for a foreigner buying a flat in Warsaw. It explains POLSTR, BIK and the down payment, mentions the sworn interpreter at the notary and that the loan agreement is in Polish. The business, the advisers, banks A, B and C and the review are fictional and labelled as such, the demo booking shows the email on screen instead of sending it, and the photos are AI-generated and labelled on the site.

03Result

A two-language mortgage adviser’s website where clients check how much their payment could rise, compare the cost of three offers, get their document list and book a free call before they ever pick up the phone. Speed 100/100 on mobile and on desktop, accessibility 100, and nothing jumps while the page loads.
